How It Works

It’s simple.

If you purchased the last lot we offered, you’ll receive the first call—giving you a 30-minute exclusive window to:

  • Accept or decline
  • Sign the purchase agreement
  • Submit your non-refundable deposit to secure the lot

If you pass, the opportunity moves to the next most recent buyer in that market, who receives the same 30-minute priority window.

After that, the qualified buyers on that market’s list will be notified by email, & SMS

This process continues until the property is secured.

Important:

  • All properties are ultimately sold on a first-come, first-served basis
  • Any previously notified buyer may step in at any time and secure the property before others act
  • Most of our lots are put under contract in the same day, usually in the first few hours! So make sure you are on the notifications list by email & Or Text SMS.

Terms & Conditions

  • All sales are final
  • All deposits are non-refundable
  • A $1,000–$5,000 earnest money deposit is required to secure each property
    (Exact amount is listed on each property page)
  • Closing timeline: 21 days
  • Closing must be completed with the designated title company (no exceptions)
  • All transactions are structured as assignments of contract
  • Our assignment fee is disclosed on the buyer’s side of the HUD-1
